Running a pop-up store before signing a long lease

We sell handmade ceramics online and want to test physical retail before committing to a five-year lease. A shopping centre offered us a three-month pop-up space at a reduced rent.

We plan to measure footfall, conversion and how many visitors later buy online. Staffing is the challenge because our team is small, and we are considering hosting workshops to draw people in. Retailers who tested a pop-up: which results convinced you to open a permanent store, or not to?
