Green lease clauses that tenants actually accept

We own three mid-sized office buildings and want to cut energy use, but most consumption happens inside tenant spaces we do not control. Our lawyer suggested adding green lease clauses to renewals.

So far we have proposed sharing energy data, agreeing on heating and cooling setpoints and splitting the cost of efficient lighting upgrades. Some tenants welcome it, others worry about hidden costs. What wording or incentives helped you get tenants on board without slowing down lease negotiations?
